The mixed-use tower (high-level residences and offices) consists of 17 floors above ground plus two underground levels. As a high-level building, it will be an integral and significant part of the new urban layout of the city. The adoption of the principles of urban and functional densification in the design phase is followed by the proposition of an architectural plan aimed at establishing itself in public memory with an incisive and representative architectural skyline. Based on a clear formal and architectural intention, the total volume requested is divided into several simpler elements, giving each one having a precise expressive and functional role. These simpler elements are, then, reassembled in a subtle balance of complex geometric and proportional relationships, with the aim of making the tower a unique entity. These simplest elements will perform as individual melodic lines within a complex musical composition. The position on the trapezoidal lot, the orientation towards the sun and, above all, the privileged view to the south and west over the ocean, are also important principles taken into account during the design phase. For the ground floor, which is clear and transparent, the functional program consists of two entrance lobbies for offices and residences, a cafeteria open to the city, as well as to the citizens, and some essential services. The two lobbies have clearly separate entrances from the street but can also be accessed from an internal door through a glass wall.
